Moving In or Out of an Apartment 

1. Residents are permitted to move into or out of Society Hill Towers only on weekdays from 9:00 a.m. to 4:30 p.m. All moving in or moving out activities must be concluded by 4:30 p.m.. Moving in or out in the evening, Saturday, Sunday or a holiday is strictly forbidden.   WE CANNOT ACCOMODATE MOVING PODS, IF YOU HAVE A MOVING POD PLEASE MAKE OTHER ARRANGEMENTS. 

SMOKING IS PROHIBITED FOR ALL NEW OWNERS AND RENTERS.  WE STRICTLY ENFORCE THIS RULE.  THIS INCLUDES IN THE UNITS AS WELL AS THE COMMON AREAS.

2. The Association is to be notified in advance of any change of occupancy within an apartment. The movement of goods required to facilitate such an event will not be permitted until the required documents are filed and the moving fee paid in the Management Office. The following documents are required:
a. Sale of a unit: a copy of the settlement schedule signed by the title officer is to be mailed to the Management Office.
b. Lease of a unit: a copy of the lease and the Society Hill Towers lease addendum are required.
c. Any other change in the principal occupants of an apartment: a memo to the Association is required explaining the change in occupancy.

3. Moves requiring extended use of the freight elevator require an advance reservation. Only one move in or move out is permitted each day; therefore, your moving date should not be finalized before you have reserved an elevator. Please call Resident Services from 9:00 a.m. to 4:30 p.m. to make necessary arrangements.

4. Movement of all household goods and personal effects shall be through the underground garage entrance on Spruce Street, just west of Second Street.

5. Because we have only one freight elevator in each tower, there may be times when the elevator will be used jointly by your movers and by contractors working in the building.

6. Each time there is a change in occupancy involving owners or tenants of owners, the Unit Owner is, without notice, subject to a fee of $200 for each owner or tenant moving into the buildings. For move-ins and move-outs involving hallways that have been recently renovated, there may be a refundable security deposit required. These fees are payable in advance of departures and arrivals. Checks are to be made payable to Society Hill Towers Owners Association and mailed to: 285 St. James Place, Philadelphia, PA 19106.

7. Should there be more than one move during any calendar year, then the $200 fee is increased to $250 for each move in excess of one.

8. If an owner, or tenant of an owners, moves to or from the premises prior to the payment of the $200 fee, then the owner is assessed a fee of $250 instead of $200 for each move.

9. If any owner, or tenant of an owner, moves in or out of the buildings during times other than indicated above, the Unit Owner will be assessed a penalty fee of $250 for each occurrence. Although the Towers will bill the tenant moving into or out of a unit, the payment of these fees is the owner's responsibility.

10.  Every new tenant is required to complete a criminal and credit background check.  The fee is $50.00 and we must have the results before scheduling your move.
